How we operate:

Timbersmiths will act as the general contractor providing a completed turnkey house, or as a subcontractor to the general contractor (generally when the job site is more than one hour from our shop in Gordonsville, VA.)

As subcontractor we provide a closed (weathered in) shell. The cost of a closed shell normally ranges from $50 to $75 per square foot. A closed shell includes the following items:

• Post & Beam frame, installed
• Stress-skin panel wall and roof closure, installed
• Installation of exterior doors and windows (labor only)
• Rough electrical wiring in wall panels
• 2"x 6" T&G yellow pine decking on second floor or loft
• Cornice framing and vent skin for roof
• Felt on roof ready for shingles
• Tyvek on exterior of closed shell
• 1"x 6" ceiling boards.on bottom of roof panels

Options for additional work to be priced separately:

• First Floor framing.
• Finish soffit and fascia.
• Interior partitions.
• Rough stair framing
